HRERA Orders Vatika Ltd to Pay ₹62 Lakh for Decade-Long Plot Delay in Sector 85

The Haryana Real Estate Regulatory Authority (HRERA) has ordered Vatika Ltd to pay approximately INR 62 lakh in compensation to homebuyers for failing to deliver a residential plot in Gurugram even after more than a decade. The ruling, issued in the past week, relates to a plot in Sector 85 under the Vatika India Next project, where possession promised earlier remained unfulfilled.

Reason for Non-Delivery

HRERA found that the allotted plot was not part of the approved layout plan, making delivery unfeasible. This fundamental planning issue formed the basis for the authority's compensation order. The authority directed the developer to compensate buyers for financial loss and prolonged delay, reinforcing regulatory scrutiny over project compliance and timelines in the NCR real estate market.

Regulatory Context

Over recent years, HRERA has issued multiple orders directing developers to refund amounts, pay interest, or compensate buyers where contractual commitments have not been met.
